Through Boom or Bubble: Investors Are in the Middle of Florida Real Estate

From Miami to Panama City, investors play a major role in the Florida real estate market. Yes, Florida is having a huge population boom which also has brought with it low unemployment and higher wages. It is also been a magnet for international jet setters purchasing waterfront real estate, especially in the Miami area.
The difference maker for the drastic price increases in the Florida real estate market have been the investor class which is moved in. With tremendous speculation in condominium and beachfront properties, comes with it tremendous appreciation and expectations of instant wealth. The Sarasota Herald Tribune has an interesting article on who the real estate speculators, or flippers as they’re known now, are and what they do for living. You’re just as likely as to find a high powered entrepreneur buying Florida real estate as you’re a bartender or schoolteacher.
Charles J. Weber, Connie Konsler and Gina LaRouche all own residential property a couple miles apart, Weber on Bird Key, Konsler on Lido Key and LaRouche in central Sarasota.
They’ve never met but have much in common.
Each has been married once and is divorced, and each is well educated and fiercely financially independent and wants to remain that way.
They are all forty-something baby boomers with professional backgrounds who have careers and investments elsewhere, but are investing in a big way in Sarasota’s real estate market in the hope that they’ll make money in the long run and secure their future retirement cribs as soon as possible.
They are all concerned with prices but have all gained significant paper-profits.
The interesting thing I take from this article is the capital that can be developed through real estate. People tend to complain about the bubble bursting or the real estate markets becoming stagnant. Over the past few years we’ve all seen such great paper profits on the housing that even if we go through a stake in. There’s been such capital raised throughout the country that like the old line, a rising tide lifts all boats.
