Miles Per House - A Key Selling Criteria For Buyers?

Miles Per House is a metric coming out of the enviromentalist housing lobby, but is a term that could be very practical for home buyers and guiding real estate agents to where someone would consider buying a home.
The term Miles Per House has originated from the Urban Land Institute to measure the number of miles a home is from employment, retail, education and entertainment. As energy prices rise to higher levels, the need to factor in travel expenses in your housing choice makes sense. If you are stretching to purchase a home that is a long way from shopping or your job, what impact will that have on your budget and quality of life?
So as a real estate agent, would it be smart to bring this up to potential buyers? Would it help in finding acceptable homes for them? And could it give you a competitive advantage?
