MyNextDeal.com has a great deal of potential to be the aggregator of commercial listings on the web for the United States. That is an audacious statement to make about a website, but after spending the  last hour surfing around it mixing voyuerism with searching for some interesting opportunities, it  has a great deal of potential.

But first, for all disclosure sake, this is a paid review of the MyNextDeal.com from ReviewMe!. Now on with the  show.

Entrance Screen:

The introduction screen uses the minimal technique popularized by Google, just enter the zip code or address you wish to search and choose the property type and whether you want to find properties for purchase or lease and you are off. This simple step leads you into a world of options and data. You can also sign into your account, not necessary, or check out their blog off of this screen.

Results Page:

This is a well designed and amazingly effective page. First of all you have the results available to you on the page with demographic information on the zip code  next to the listings. The properties link out to the pages of the actually listings that MyNextDeal scraped so that you can get additional information and contact the broker or seller. There is also the ability to view the property on a map and saving the listing to your own account if you create one.

Where the real power lies is the left hand  column. There you can refine your search by price range and square footage to find a property that meets your needs. To add some web 2.0 flair the site also allows you to save your search so that you do not have to recreate it and when new listings are available, get them sent to you via either an RSS feed or email on a daily, weekly, or monthly basis.

So a person is starting a business and needs space and knows roughly where he wants to put it. All he has to do is go to MyNextDeal, subscribe to a daily email and whenever there is a new listing, an email will be coming within 24 hours. For an investor who is not looking for immediacy, they may get a weekly email, or another broker might have an RSS feed shooting her the information as soon as it is available. Very powerful stuff.

Overview and Conclusion:

So whether you are an investor or a business person looking for real estate, MyNextDeal.com is a powerful toolkit that should be on your favorites list. I have searched for commercial real estate before and it was never an easy job before this. If you did not go to a broker, you had to search all of the local brokers sites in your area or drive around looking and praying they had a sign out telling you it was for lease.

Now I can hop right onto MyNextDeal and get an overview and see what properties are on the market in my region. I found a liquor store not far from my house that is for sale and I know for a fact they do not have a sign in  front  of their building.

I rarely get excited over a new site, but MyNextDeal.com has found a specific niche and seems to have done a great job of providing a simple and effective interface for getting the information out. Give it a try.
