NAR President Shows New Fangled Real Estate Technology - Like The Typewriter

The National Association of Realtors has released a video today showing how the Past President of the NAR Pat Combs uses her technology. She shows how cool the concept of scanning documents makes her state of the art instead of using a fax machine.

While it is not all bad, all I have to say is what a waste. Instead of introducing some of the newer technologies out there that are incredibly beneficial she shows technology that at most is 5 years old and dated and at the worst a newfangled electric typewriter.

And the irony of all this, they have put it out on YouTube. So only those that at least grasp technology and learned how to use the internet will see it and they will see it as humor. Poor Pat, and the lady who is doing the interview should talk to some of the more wired real estate agents. They can show the average Realtor what really can be ground breaking technology to grow their business.

Using Local Access Television To Increase Exposure to Your Real Estate Practice

It is great to read stories that show how real estate agents can improve their exposure in local markets and expand their perceived expertise. We are so caught up in blogging and the internet, but there are many other ways to let the public know how knowledgeable you are.

And if they were real smart they would have these shows up on You Tube and their web sites shortly after broadcast.

Byrnes-Benkart, owner of Realty Executives Tri-County in Bellingham, is one of a handful of area real estate professionals using public-access cable TV to turn a laser focus on the housing market in their communities.

“We hear a lot of talk in the media about the real estate market, but many times it’s painted with a broad brush. It’s often from a national perspective or a state perspective,” said Milford resident Michael Shain, a mortgage consultant with Medway Co-operative Bank. “But I wanted to do something that focused on specific towns because every market is different. What’s happening in Milford may not be the same as what’s happening in Newton, Brookline, Pittsfield, or LA.”

In September, Shain began taping “Real Estate Roundtable” at Access Bellingham-Mendon. The program, which he cohosts with Byrnes-Benkart and two other realtors and is produced monthly, airs on local-access channels in Bellingham, Milford, Medway, Upton, Grafton, and Mendon, and covers market news in those towns as well as in Franklin and Wrentham. via  The Boston Globe.

Rudy says video is a great way to set your self apart as long as you focus on your neighborhood and local interviews. Keep it simple when you start out.

Christian says this is a good first  step, but then it will become time to hire  the professionals when it is time for the homes. The growth curve is fantastic.

Bob Stewart talks about being comfortable. He brings out his Flip camera, which came in the mail for me yesterday, is dead on. Video can be  a tool not only for sales but educational and informational.

Tony talks about how when HTML came out the tools were weak and it was a craft. As the tools improve, as the tools have improved so has the best players. Video is in the same paradigm, the tools now are tough to use and you need a pro. Down the road the tools will make you look much better.

Tara talks about how video can really sell the home. The difference between an amateur and a professional is huge in the final product.

Matt talks about how photography can be done for using the right tool for the right job.

Using video gets the listing according to Christian. Buyers  win but listers will do better by getting the  job.

Bob is talking about how ActiveRain will be releasing a new product to help the agents create and learn to shoot video. Is this  breaking news?

Rudy talks about driving traffic to your site is another great reason to use video.

Christian brings up the example of videos being used to show your expertise on a community. The example is a Tennessee agent who did local school tours.

The discussion is going towards SEO  and video.

Tony announces a plug in for Wordpress that will be released today or tomorrow.

Interesting watching the two types of personality that are on this panel. One one side is Christian, Tara, and Tony for more the professional video development. On the other side is Bob and Rudy that are more user orientated and trying to go viral.

This is probably what makes video in the real estate sphere so hard to work with. On one hand the traditional media is hard to produce and more expensive, but conveys the professional image. On the other hand, there is a great risk to going with a looser but more user friendly format.

Great panel and you can see that video is its early days of adoption.

New Advancements in Internet Video From RexNet - Smith’s Landing at Virginia Tech

 If you are looking for ideas on how effective video for selling real estate is, take a look at this excellent example created by RexNet for  Smith’s Landing, a apartment complex just off the Virginia Tech campus in Blacksburg, Virginia.

Check out the production quality aimed at the college student. While selling into a senior community would not be the most effective strategy with internet video, selling to the college student is about as dead on as you can get. If you are looking at doing internet video, this video could serve as a primer for you.

Auction Network Coming To You Via Internet and Television

This is an interesting concept. The Auction Network will be selling all sorts of items including homes on television and the internet starting in late October and rolling out through the next year. With America’s fascination with eBay and other auctions, this will be a great way to be a voyeur and participant in auctions across the country.

Financing is coming from Williams and Williams, one of the largest real estate auction houses in the country, so expect lots of real estate auctions to take place. And with it having a virtual reach, the auctions have the potential to be explosive.

This is definitely a concept to watch for.

Phase one will start Oct. 28 with streaming video at www.AuctionNetwork.tv. It will then beta test several interactive auctions from London to Las Vegas to Los Angeles, video on demand and gaming content, all towards building cable and satellite TV platforms it hopes to launch early next year.
McKissick said the Auction Network will meet an untapped cable niche, allowing viewers to participate through the Web or by cell phone. By seamlessly combining live events, television, Internet and mobile platforms, she said it also will illustrate the future direction of broadcast television.
“We will have a quarter of a million eyeballs at launch,” she said. “We will be ramping up to 1 million very quickly.”
Since the Web site will be free to users, the company will draw revenue from traditional and interactive clickable ads, sponsorships, and two areas McKissick admitted are normally difficult to sell in entertainment show but fit in well with auctions: direct response ads and product placement. via The Journal Record

Does Blogging Success Make You a Pariah in the Office?

There is a wonderful commercial that Holiday Inn put out last March about blogging. Dave Winer referenced it yesterday and as I tend to do, I put it in a real estate agents perspective.

Blogging is a wonderful tool to get your name and face out in the world as an expert. And the speed that you will go from being one of the guys (or gals) to an industry expert can at times be amazingly fast. But this success for your peers can be disconcerting.

They will still think of you “as you” while the world will perceive that you are so much more. And they will be confused on how by writing “your blog” you have leapfrogged over them to be an industry leader. This commercial by Holiday Inn captures it perfectly.

New Google Advertising in YouTube - Very Cool and Interesting For Real Estate Agents

If you are interested in using video in your marketing mix, I found this tonight via Jeff Jarvis’s site. It is how Google is going to be inserting advertisements in YouTube videos.

It looks very cool and could have a first mover for some smart real estate marketers.

 

Ready To Test Drive Your New Home? TLC Thinks You May Be…

First there was the whole refurbishing craze of show teaching homeowners how to get their abode in good shape via Lowes or the Home Depot. Then came the plethora of flip it shows, but market conditions are making these shows dated very quickly. Now the good folks at TLC in conjunction with the BBC are rolling out a brand new show focusing on buyers test driving their new homes.

Yep, instead of the traditional walk through, the new show featuring Trading Spaces host Doug Wilson will allow a family the opportunity to view 3 homes and test drive 2 of them to see what the home really is like to live in. Are the neighbors loud? Are their dogs louder? Is their traffic going down the street all night long? Or is a perfect fit with a kitchen that makes breakfast automatically.

The premise is interesting to me. To be honest you never would buy a car without a test drive, why buy a home without seeing how it lives. They are casting the show in the New York Tri-state area right now so if you have a home for sale give them a call. The information will be below the cut line.
