Wow, I'm very surprised to see NJ so high! I lived in NJ and now in Hawaii, I would have assumed that HI has a higher down payment (with so many cash sales driving the numbers up).

Aw, come on! Nothing to worry 'bout here. Benny and Obamesiah will just institute a "cash for junkers" program where those *unwanted* old houses have to be torn down so they can "trade-up" to a brand new house, complete with a fresh wad of mortgage debt to keep the bankers well outfitted in sirloins and champagne for years to come!

Viva la (nuevo) bubble!

i am selling a commercial property with a mortgage of $1,150,000 left on it. the tenant abandoned. i can not rent it after 2 yrs of trying. the bank approved a short sale. there are tax liens on it. i have an offer of $525,000. i offered a deed in lieu of foreclosure as well. the bank's attorney said the bank can not take the offer because it is less than 50% of the remaining mortgage. is this true?

I agree with you Alex. I too believe that the slowly getting better employment numbers will have a positive bearing on the housing market. It will still be a long travel but seeing some light is somehow good enough! Thanks!

We had one buyer look seriously with two builders before deciding on a newer short sale home to purchase. Indeed the price-points on a short sale in good condition are tough to compete with. On the other had we did have one client complete a custom home, and another is now nearing completion. With lot prices as low as they've been building a new home is in reach for more buyers now.
