Real Estate Trends of the Baby Boomers

by Tom Royce on November 8, 2011

A rather lengthy but very interesting infographic from Coldwell Banker on how Baby Boomers are looking at real estate as they hit their golden years. What caught my eye is how the younger baby boomers look at real estate differently than the older part of the generation…

The baby boomer generation is getting bigger by the day. A lot of our clients at Surety Realty are baby boomers buying homes not only for themselves but also for their children. With low rates and a recovering real estate market (in some areas), buying homes makes more sense than having a 401K or an IRA account.

Either way, this generation make great investments across the board. Real estate will always be a great investment, given you can make your mortgage payments.

I was surprised at the high percentage of Boomers that either own or want to own investment property. 87% is much higher than I would've guessed.

You comments are very well taken. No one anticipated this crisis and unfortunately for the baby boomers is the age factor. Hopefully, in the near future there will be a game plan to resolve the housing dilemma.

As the awareness of people rise regarding real estate investment , it can be expected that more and more people of different age groups will be interested with the idea.

Awesome info graphic! My family is a perfect example of this. My mom who is a late baby boomer just moved into a bigger home and is content to hang onto it for a while. My dad who is remarried and in a big house now just wants to down size and he is an early baby boomer.

Pretty cool infographic. I've seen quite a bit of downsizing and actually a trend to head downtown more so in the past couple of years from the boomers. It's becoming harder to push suburban mcmansions in my market rather than smaller condos and homes.

I love this info graphic Tom! And yes, I agree with the truthfulness of the information here based on my situation. I belong to the younger baby Boomers who prefer to live in a single family home because I know that this is something that I can afford without compromising my other needs and still be able to save some for the future of my kids! Looking forward for more quality posts Tom!

Its true that the baby boomer generation is getting bigger by the day, and I would like to appreciate the author for sharing a great article. I have been a real estate agent for more than 4 years now, but I have never been able to learn the true strategies of real estate market & about baby boomer generation, I got to know about REO BOOM a book that has it all. It was really helpful for me, I thought I should share it with you guys. Check it out at,

It is a very thin line when you speak about what buyers can afford and those effects on your children. The best part about the agency I work for is that we look at, to get you the best financing, while assuring
you don't pay too much for your new home and help you avoid costly mistakes. It is so important to be fiscally responsible in these harsh economic times and it puts my mind at ease knowing my agency has those intricate parts at the forefront. — Betty Kingery of http://www.mountaintolake.com.

I am working with some baby boomers who want to invest in Encinitas Homes for Sale, and most of them are really taking it slowly but surely when it comes to picking which home to invest in. Most of them really take their time considering all their options because they really want to be safjavascript: postComment(0);e with their decisions as they also treat home buying as a smart investment.

Nice post Tom! Your infographic clearly illustrates the real situation at present. I am currently looking into some listings of St. Petersburg homes for sale hoping to find a new home, which can be considered a wise investment. I want to explore all my options and with proper research and planning may reap the rewards later on.

A lot of these figures don't surprise me. I work with Boomers all the time and they are pretty evenly split down the middle in terms of their preference of a house vs. a condo for downsizing. Ironically I do get a few (had two recent such sales) in which the intention was to downsize but they actually wound up upsizing (rightsizing, I guess!). The 11% figure does surprise me somewhat. In my market (Madison, WI) you can audit university classes for FREE when you're a senior. Sweet! So if I were a late boomer looking to retire to Madison I'd want a place within a short commute to all that goodness. :)

Congratulations for a well-designed infographic, Tom! I think that the 34% of younger baby boomers who are interested to buy their second home, want so because they are looking for some additional ways to earn profits. I agree because I guess I belong to one of them! Thanks for sharing this post, Tom!

I am very impressed with your presentation, Tom. This is eye candy and very interesting to look at. Plus, informative too! But baby boomer home purchasers need to strategize a good plan first considering that getting a property is a long term investment.

This post is very informative plus the infograph illustrates the details much clearer. I think the large percentage of late boomers deciding to downsize their homes, and some preferring to move in to a townhouse or condo, is a cost cutting measure. This is due to the fact that late boomers are approaching retirement age and the primary source of income would be their pensions.

this infographics is simply amazing! the information are very well presented. though the large percentage of home buyers are baby boomers, we cannot also deny that people from different age groups are getting more interested to buy a home or any real estate property, especially the young adults who are now starting to appreciate the convenience of real estate investing at an early age.

It's very interesting how early and late baby boomers can have such a different way of thinking about real estate even though there is not a great difference in age. Here on the Outer Banks we see a lot of baby boomers of all types purchasing second homes, or rental property. Good statistics here in your article.
